Separate the property price from the all-in budget

The official minimum concerns the acquisition value of the qualifying single property. Buyers should build a separate budget for taxes or VAT treatment where applicable, notarial work, registration or cadastral charges, independent legal and engineering review, translations, powers of attorney, insurance, residence-permit fees and practical ownership costs.

The applicable amounts depend on the transaction, applicant group and services required. A percentage estimate should never replace written quotations and tax advice.

Official residence-permit charges

The current National Registry procedure lists an EUR 2,000 residence-permit fee and an EUR 16 charge for production of the electronic residence-permit card. Family applications and other applicant-specific charges should be confirmed separately before filing.

Official fees can change. The team preparing the application should verify the active e-fee codes and amounts at the time of payment.

Permitted payment evidence

The official procedure requires the agreed consideration to be paid in full through specified traceable channels. It lists a crossed bank cheque to the beneficiary account, a qualifying credit transfer, or a qualifying card/POS payment to the beneficiary account. It also states that payment may be made by the buyer’s spouse or relatives by blood or marriage up to the second degree.

The deed, banking record and notarial certificate must tell one consistent story. Cash arrangements or fragmented transfers outside the documented structure create avoidable risk.

Reservation and staged payments

Before paying a reservation amount, the buyer should understand whether it is refundable, what due-diligence conditions apply, how it will be credited to the price and which party receives it. Later instalments should follow the written contract and approved payment plan.

Keep bank confirmations, invoices, receipts and currency-conversion records in a single transaction folder. Do not rely on screenshots or informal messages as the only evidence.

Budget for ownership after delivery

Plan for common charges, utilities, insurance, property tax, maintenance and any furnishing or management service actually selected. Rental income, appreciation and occupancy should never be treated as guaranteed. The intended use must also comply with the restrictions applying to the qualifying property.
