Greece Golden Visa After Approval: Residence Rights, Renewal and Sale Considerations

Illustrative Athens residence and property document review desk

A Greece Golden Visa residence permit is valuable only when its practical scope is understood accurately. Buyers considering an EUR 250,000 commercial-to-residential conversion property should separate four questions: residence in Greece, short travel in the Schengen Area, work or business activity, and the conditions for renewal or a future sale. Each depends on the rules and facts applicable to the individual case.

Residence in Greece and short Schengen travel

The investor-residence route provides the right to reside in Greece when the statutory requirements are met. It also supports short-stay travel within the Schengen Area subject to the applicable Schengen rules. It should not be described as a right to reside, settle or work in every Schengen country. Travel conditions can be affected by a person’s nationality, documentation and the rules applicable to the specific journey.

Work and business questions need their own advice

Do not assume that a residence permit gives an unrestricted right to take employment in Greece. The permitted scope can depend on the category of permit and the proposed activity. Company ownership, director roles, self-employment, employment and tax residence are distinct questions that should be reviewed with legal and tax advisers before action is taken. A property purchase is not a substitute for a work-authorisation analysis.

Renewal is linked to the qualifying investment

Renewal should be planned from the start of ownership. Keep the contract, payment evidence, title and registration records, technical documents, insurance or property records where relevant, and current permit documents organised. The adviser should confirm what evidence is required under the rules in force before the renewal application is prepared. Do not leave document gathering to the last moment, and do not assume that a historic permit result settles every future renewal question.

Sale, transfer and change of property

A sale or transfer can affect the residence position. The consequences depend on how the qualifying investment is maintained, whether a replacement investment is contemplated and the law in force at the relevant time. Before signing a sale agreement, obtain written legal advice on the effect for the investor and each family member. Never assume a future buyer will inherit the seller’s residence position or that a resale will be free of immigration consequences.

Post-approval property management

Ownership also requires ordinary management: tax, building charges, utilities, insurance, contractual obligations and any lawful-use requirements. Keep records that show the property remains properly held and administered. If the property is being completed after transfer, retain delivery and technical materials so that the final condition can be reconciled with the purchase and residence file.

Practical questions for an adviser

  • What does this permit allow in Greece, and what does it not allow?
  • How do short Schengen stays differ from residence rights in another country?
  • What renewal timing and documents apply to this family?
  • What activity, company or employment questions require separate advice?
  • What is the likely effect of a sale, transfer or change in ownership?
  • Which property records should be retained after completion?

Create a renewal and ownership calendar

After approval, make a calendar that records permit expiry, recommended adviser review dates, insurance renewals, tax and property-administration deadlines, building charges and any unfinished delivery obligations. Store the associated documents with the purchase and residence file. A calendar does not decide legal eligibility, but it prevents a buyer from discovering a missing record or deadline only when a renewal is due.

Families should review the calendar together with their adviser because an applicant’s passport renewal, family-status change or travel plans may affect document preparation. Where a power of attorney is used, retain the executed version and confirm whether it remains appropriate for later property or administrative actions.

When personal plans change

Changes in where the holder lives, whether they work, how they hold a company interest or when they want to sell should trigger a fresh advice request. The appropriate answer may differ for immigration, tax and property law. It is safer to obtain advice before signing a new employment agreement, lease, company document or sale contract than to try to repair the position afterwards.

Recordkeeping checklist

  • Final purchase contract and registration records
  • Bank evidence and receipts
  • Engineer and conversion documentation
  • Permit and applicant identity documents
  • Property insurance, utilities and common-charge records
  • Written advice on any material change, renewal or sale

Responsible next step

Use the permit as part of a planned ownership file, not as a stand-alone document. Before renewal, sale or any material personal change, give the adviser the current property records and applicant details. A short review before action is normally simpler than resolving inconsistent documents later.

Document reminder: Keep all renewal correspondence, property records and adviser confirmations together, and update them whenever the ownership structure or a family member’s circumstances change.
